Update on Growth for the Cashiers, NC Community

The recent Mountain Landscapes Initiative was strongly supported by the Cashiers Historical Society membership, along with many other groups and individuals within the community coming together to discuss the future of Cashiers. We feel it will have long lasting positive results for the community and the Real Estate Market. Out of the 150 people in attendence, only 1 couple thought the meeting was dissapointing. Their issues were related to availability of water and sewer supplies. This issue will be addressed at the next meeting.

What is a Conservation Easement?

In Cashiers, just off of Highway 64, there is a remarkable box canyon with a view that extends to Laurel Knob, the tallest granite face in the Eastern United States

This place is known as Lonesome Valley and has been owned by the Jennings family since 1895. This nearly 800 acre tract of land has enjoyed a rich history as a farm, mink ranch, trout farm and today is an innovative, family-friendly, conservation-oriented community.

At the very heart of the community the Jennings family has established a 26 acre conservation easement that encompasses six different habitat types including the vast main meadow, a cove forest, and a southern Appalachian bog.

In a conservation easement or conservation agreement, owners give up certain rights to future development within the easement area. They still own the property, and in exchange for development rights, they may receive a federal income tax deduction and a North Carolina tax credit. Most importantly, the easement are is forever preserved and protected from future development. The easement must be received and monitored by a qualified entity such as a land trust.

The Lonesome Valley conservation easement is held by the Highlands-Cashiers Land Trust and protects important open space, wildlife habitat and an incredible scenic view of Cow Rock and Laurel Knob.

The landscape of western North Carolina has become increasingly fragmented over time as development has progressed. In Jackson County alone, the number of new parcels in the last 10 years exceeds 5,000. The ecological result of this fragmentation is the loss of habitat, along with isolating remnant habitat patches from each other. This fragmentation potentially inhibits the movement of wildlife and plant dispersal.

The Conservation Easement at Lonesome Valley avoids this isolation effect by being connected to approximately 250 additional acres of designated greenspace within Lonesome Valley including streams, wetlands, rock faces, and forests that will never be developed.

More than 30 percent of the entire development is committed to greenspace selected specifically to maintain the ecological integrity and connectedness of the Lonesome Valley landscape. Additionally, Lonesome Valley's green corridors also connect to Panthertown Valley, a 7,000 acre portion of the Nantahala National Forest and wildlife sactuary.

The Village Green, a two acre park centrally located in the heart of Cashiers, provides walking paths and a pavilion enjoyed by all that visit. Located at the Village is the Village Play. A fantastic playground, designed by the local youngsters and built with love and pride by the area residents.

How Elevations affect weather change in the Mountains

Elevation Q & A:

This is from a client of ours looking to buy land in the Cashiers/Lake Glenville area. He's researching the different towns, as many people do before they decide to purchase an investment property. We receive many requests about the area and the importance of Elevations.

Client:

I found the weather underground website which will give me all the historical data needed but I need a zip code that is representative of the closest area. I would be looking at something around the Lake Glenville area:

Question, if we are using a address that a temperature station is giving and the lot is say 500 feet higher is there any difference? We are leaning toward the Cashiers, NC area because it is closer to driving distance to Miami.

Question #2: what is the driving time between cashiers and lets say Boone or Blowing Rock thanks for your help....


Answer:

The two zip codes to try will be 28774 (sapphire) and 28717 which encompasses Cashiers and Glenville. In regards to the 500 feet above, it depends where it is. If you get on certain ridges there is a marked difference in temperature.

For example, I live in Sapphire Valley, and my office is about 1000' higher than my house and there is a difference of 5-8 degrees. From my office to the top of the development which is another 800' there is another 3-4 degree difference.

I have not done the drive to Boone in a while, but best my memory serves me it takes about 3 to 3 and a half hours to get to Boone from here. There will be a noted difference from the temperature stations themselves, as the stations are usually in lower elevations.

Cashiers community on its way towards organizing an historic effort to shape a growth plan

Coalition brings planning: May 1 meeting to shape agenda for upcoming charette in Cashiers, North Carolina.

The Cashiers community is on its way towards organizing an historic effort to shape a growth plan for future decades.

On April 23, a standing-room-only crowd met in the crossroads building owned by developers Marvin and Helene Gralnick to talk about next steps in preparing for an intensive three-day workshop called a "charrette." The workshop's purpose is to create a consensus-based strategy for planning Cashiers' future in harmony with its unique village character. The Cashiers charrette will be held May 14-16 at the Gralnick crossroads building. The next step is to plan the agenda for those three days.

The core group that met on April 23 will expand to a community-wide gathering on May 1, also at the Gralnick facility.
"Everyone's invited," says Ann McKee Austin, one of the organizers of the planning effort. "We're going to talk about goals we want to set for our three-day workshop when we have some of the nation's best design consultants here to listen to our ideas and help us test planning approaches."

The Cashiers event is actually a charrette-within-a-charrette. From May 13 to May 20 at Western Carolina University, the Mountain Landscapes Initiative (MLI) will stage a regional workshop to create a "Tool Box" of guidelines for responsible planning and development in North Carolina's seven western-most counties.

That MLI umbrella effort is a partnership between The Community Foundation of Western North Carolina, an Asheville-based non-profit that facilitates funding for community projects, and the Southwestern Commission, a Council of Governments organizations serving the governments of the seven western counties.

A broad-based coalition of Cashiers property owners, local non-profits, and business people nominated Cashiers for its own MLI satellite charrette and raised funding to guarantee that experts from the MLI-contracted consulting team would work on-site in Cashiers and focus on community-specific goals. Included in that planning group: Cashiers Village LLC (Raven Cliff), Marvin and Helene Gralnick, Peter Paul, Harris Development Group, Landmark Realty, the Cashiers Community Fund, the Village Green, and the Cashiers Historical Society.
