How Elevations affect weather change in the Mountains

Elevation Q & A:

This is from a client of ours looking to buy land in the Cashiers/Lake Glenville area. He's researching the different towns, as many people do before they decide to purchase an investment property. We receive many requests about the area and the importance of Elevations.

Client:

I found the weather underground website which will give me all the historical data needed but I need a zip code that is representative of the closest area. I would be looking at something around the Lake Glenville area:

Question, if we are using a address that a temperature station is giving and the lot is say 500 feet higher is there any difference? We are leaning toward the Cashiers, NC area because it is closer to driving distance to Miami.

Question #2: what is the driving time between cashiers and lets say Boone or Blowing Rock thanks for your help....


Answer:

The two zip codes to try will be 28774 (sapphire) and 28717 which encompasses Cashiers and Glenville. In regards to the 500 feet above, it depends where it is. If you get on certain ridges there is a marked difference in temperature.

For example, I live in Sapphire Valley, and my office is about 1000' higher than my house and there is a difference of 5-8 degrees. From my office to the top of the development which is another 800' there is another 3-4 degree difference.

I have not done the drive to Boone in a while, but best my memory serves me it takes about 3 to 3 and a half hours to get to Boone from here. There will be a noted difference from the temperature stations themselves, as the stations are usually in lower elevations.

I've decided to write a little review of my own when I take a tour of a community. I think it's important in deciding what to buy, and where to buy, to take a look at different areas and price ranges. Like the show "What you get for the money". This is my version!


This neighborhood is situated above Holly Forest and beneath Eagle Ridge in the Resort Community of Sapphire Valley/Cashiers, NC. Elevation is somewhere around 3,400-3,700 ft.


This community will be gated once the roads & infrastructure are completed. Large estate size lots, community water, big easterly to southwest mountain views. Owning in Sapphire Ridge will also give you access to the Sapphire Valley Amenities.


Developer will provide septic permit and survey at closing.


Lot 25 is my pick as the number one lot in this subdivision as it offers a great up close view of the face of Little Hogback Mountain and the Eastern Continental Divide. The lot is 2.7 acres


Other lots have nice creeks running through them and waterfall views as well. Pricing range from 125K to 275K and lot sizes are 1.6 to 4.0 acres in size.


For those investors looking to get in on the ground level there are no restrictions on timeframe to build. You won't be able to get up to the site without a 4 wheel drive until paving is complete, as there are signs posted at the entrance.

The Preserve at Eagle Crest is a proposed 44 - 48 Estate Home Site community with an average of two acre lots located in the Blue Ridge and Smokey Mountains of Lake Glenville, North Carolina. The views are 360-degrees of the lake, Blue Ridge Parkway, Balsam Mountains, Snowbird Mountains, Whiteside Mountain and long range views into bordering states.

The development is located amongst the highest mountains in the Eastern United States and the area boosts the most waterfalls in North Carolina, exclusive shopping in Highlands & Cashiers, has two of the top five golf courses in North Carolina, public and private lakes, some of the best weather in the Eastern United States.
